BSUS+ retains the same 85% underinsurance waiver as standard BSUS. If your SI is at least 85% of actual reinstatement value, the average clause does not apply — full claim paid up to SI without proportional reduction. Only if SI falls below 85% of actual value does the average clause apply.

BI claims require financial evidence of the gross profit loss: P&L accounts for the previous 2–3 years, monthly revenue records, fixed cost breakdown (rent, salaries, EMIs), bank loan EMI schedule. Submit these financial statements alongside the standard claim documents. For BI claims above ₹5 lakh, appoint an independent Loss Assessor to help quantify and present your loss.

Key differences:

This is the most critical structural difference between BSUS and BSUS+.

Standard BSUS: Terrorism is a mandatory in-built peril under the IRDAI standardised product — via GIC Re Terrorism Pool. All insurers must include it. You cannot remove it.

BSUS+: This is the insurer's own enhanced product — not IRDAI mandated. the insurer has restructured the optional cover menu, making terrorism Optional Cover I at additional premium. Businesses in low-risk areas can choose not to pay for it; those in high-footfall urban commercial zones (busy markets, near railway stations, public buildings) can specifically opt in.

⚠️ If you are upgrading from standard BSUS to BSUS+ and assumed terrorism would still be in-built — it is NOT. Always select Optional Cover I when buying BSUS+ if terrorism cover is important to your business.
Business Interruption (BI) — Optional Cover V — covers the financial loss your business suffers while shut for repairs after an insured event.

Standard BSUS and BSUS+ (base) pay for physical damage only — replacing machines, repairing building, compensating stock loss. They do NOT pay for the income lost while the business is closed for repairs.

A bakery shut for 3 months after a fire:
• Revenue lost: ₹3,00,000 (if monthly revenue = ₹1L)
• Rent still due: ₹75,000 (₹25K/month × 3)
• Salaries still payable: ₹1,20,000 (₹40K/month × 3)
• Loan EMIs: ₹54,000 (₹18K/month × 3)
• Total gap: ₹5,49,000 — paid by BI

Choose your indemnity period at inception (3, 6, or 12 months). For fire/flood-prone areas or businesses with long rebuild times, opt for 6–12 months. BI documentation requires P&L accounts, revenue records, and fixed cost breakdown.
These are two distinct covers that serve different situations:

Loss of Rent / Rent for Alternative Business Premises (Cover IV):
→ For building owners whose premises is let out and becomes unusable: covers the rental income lost
→ For businesses that must operate from a temporary alternative location during repairs: covers the rent of that alternative premises
→ Covers the premises rental aspect only

Business Interruption / Loss of Profit (Cover V):
→ Covers the operating profit (gross profit) that the business loses while shut
→ Also covers standing charges (fixed costs: rent, salaries, loan EMIs) that continue even when revenue is ₹0
→ This is the comprehensive financial loss cover for the BUSINESS itself, not just the premises

In practice: a restaurant owner can have BOTH Cover IV (if they also own the building and rent it out to another business during repair period) AND Cover V (for their own lost restaurant income). Most businesses need Cover V more urgently than Cover IV.
Machinery Breakdown (Optional Cover VI) covers sudden physical damage to plant, machinery, and equipment from internal mechanical or electrical failure — without any external fire, flood, or other peril causing it.

Standard BSUS + BSUS+ (base): only cover P&M when an EXTERNAL insured event (fire, flood, earthquake) damages the machine. If the machine breaks down from its own internal fault — not covered.

Examples of what Machinery Breakdown (Cover VI) covers:
• Bakery industrial oven: heating element burns out from internal electrical failure (no fire from outside)

There are THREE different types of P&M damage, and they need THREE different covers:

1. Standard BSUS/BSUS+ base: Machine damaged BY a named fire/flood/earthquake peril → covered as standard

2. Machinery Breakdown (Cover VI): Machine fails from its OWN internal mechanical/electrical fault → covered

3. Accidental Damage to P&M (Cover VIII): Machine is accidentally damaged by an external accident — NOT by a named peril, NOT by its own breakdown → covered

Cover VIII examples:
• Factory worker accidentally reverses a forklift into a ₹5L CNC machine → pure accident, not fire, not machine fault → Cover VIII
• Generator accidentally damaged during movement of stock within the factory → accidental, no named peril → Cover VIII

This is the gap that neither standard fire cover nor machinery breakdown can fill — and it's a more common occurrence in active commercial premises than many business owners realise.
The Electrical Clause (Cover X) covers fire damage to electrical plant, machinery, appliances, and installations arising from:
• Overrunning (operating beyond rated capacity)
• Excessive electrical pressure
• Short circuit
• Arcing (electrical arc causing fire)
• Self-heating (internal overheating)
• Leakage of electricity (from any cause)

Standard fire insurance covers fire that damages your appliances from an EXTERNAL source. It typically does NOT cover fire caused BY the appliance's own internal electrical fault — the appliance that started the fire.

Commercial premises relevance:
• Bakery: oven arcs and starts a fire → the oven itself is excluded from standard cover; Cover X includes it
